A Digital Hub for Facility Management Orders

Creating greater transparency and efficiency in property management
Property maintenance and service management often involve multiple stakeholders, disconnected systems, and manual processes. The result is reduced transparency, additional administrative effort, and avoidable process inefficiencies. Yarowa is addressing this challenge with a digital platform that connects property managers, facility management providers, caretakers, and service companies in one seamless workflow.
Through a new platform extension, Yarowa is creating a central digital hub that enables more transparent, efficient, and traceable order management across the entire service ecosystem.
Closing the transparency gap
A significant share of maintenance work orders is initiated not directly by property managers, but by facility management providers and onsite service teams. While this approach is practical in day-to-day operations, it often creates blind spots in the ordering and invoicing process.
“Approximately 30 to 40 percent of maintenance orders are not assigned directly by property managers. While practical, this often reduces transparency throughout the process,” says Cyril Kägi, Co-Founder of Yarowa.
Yarowa's platform ensures that every step is digitally documented. If a facility management provider assigns a repair request, the entire process remains transparent and fully traceable. Property managers can clearly see who initiated the order, what work was performed, and how the associated costs were generated.
Built together with industry leaders
The solution was developed in close collaboration with key players in the Swiss real estate industry. Together with Wincasa and several property management and facility management organizations, Yarowa analyzed existing workflows and identified opportunities to improve efficiency and transparency.
“We spent more than a year working alongside customers and partners to develop this solution. Our goal was to create tangible value for every stakeholder involved in the process,” says Bendicht Eggimann, Product Owner at Yarowa.
Pilot projects with selected partners are scheduled to begin soon, with the full market launch planned for 2026.
Benefits across the entire ecosystem
The platform extension delivers measurable benefits for all participants:
- Greater transparency in service procurement
- Fewer manual handovers and disconnected processes
- Clearly defined responsibilities
- Improved traceability of completed work
- Fewer invoicing errors
- Faster handling of maintenance requests
These advantages benefit property managers, facility management providers, service companies, and ultimately tenants alike.
Building the digital backbone of service management
Yarowa supports customers not only with technology but also through implementation expertise and continuous process optimization. Both clients and service providers actively contribute feedback to ensure solutions remain practical and valuable for everyone involved.
Today, Yarowa is one of Europe's leading digital B2B service management platforms, connecting more than 5,500 service providers and facilitating approximately 300,000 service orders annually across four countries.
The company's long-term vision is ambitious: enabling the majority of B2B service orders to flow seamlessly between the systems of clients and service providers without manual intervention or media breaks. By doing so, Yarowa aims to become the digital backbone of modern service management.
